When you need them - they are not there for you. Paid for insurance for years showing we have flood coverage and overland water coverage. Have documents showing this exact thing. When we were flooded this spring, I was informed that our "flood insurance" doesn't count as there are exclusions. (within 27 elevation feet of water levels or 120 feet of a water source?) I was never notified of this and when I asked Jim I was told that "well we can't tell you all the exclusions" Why would you sell me a product that you know I could never use? Oversight or greed I am not sure but my $4200 a year is not well spent in my eyes. This is the exact reason I pay for insurance Update* I received a new bill this week with an extra $20 a month charge for "Water Coverage" which I thought I already had and can show evidence of, for a product which now I know they will not approve for a claim. Insurance already gets a bad rap, but this just seems very shady. Be careful with who you choose to trust - not informing me of exclusions to my plan is the same as stealing my money.

Jim has always gone the extra mile to help me with my insurance needs. He came through in a pinch for me many years ago for my boat insurance and has been my first call since. Robin is a great agent as well.
