Worst investment bank in Ontario! They set me up with a 6 figure mutual fund over 5 years ago. After questioning why my safe portfolio has decreased 5% in value they say the financial advisor back then didn’t select the right product to invest in. Asking how to fix it they want me to divert the money into something else to make up for things with no guarantee. Why should I risk my money for a mistake their employee made? No real solution to fix things just trying to set me up with another product of theirs. All other funds have been up in this time but their own National Bank fund is down. Guess where the employee put my money? Stay away from this bank and invest in other institutions which have qualified investment management personnel who stand behind their product and services.

We made an offer to buy a condo and the closing date would be in two months. We submitted mortgage applications (20% down payment) to National Bank and HSBC. HSBC approved our application, and then NBC also told us verbally that our application was approved. We decided to proceed our mortgage application with NBC. On top of all the doc we had already submitted in November, we were asked to provide additional doc in December. We were told our application was approved and it was just the formality to support our application. When it was approaching the closing day after two months, the mortgage application was not officially finalized and documented to our lawyer. We did tell NBC that we could go back to HSBC if they could not give us the deal; however again we were told that it was only for formality and it would be fine so they did not let us go. Until the final closing day, NBC informed us they would approve our mortgage if we were willing to pay 35%+ downpayment, AT 1PM ON THE CLOSING DAY. Therefore we were not able to close our deal because it left us no time at all to turn to another bank or arranged more downpayment in such a last minute on our closing day. We would have returned to HSBC earlier if they were not trying to hold and delay us for two months. We understand every bank needs to make sure they are comfortable with every application. However, holding and delaying the decision for two months until closing day is unacceptable. They should have let us go earlier if they were not comfortable instead of holding us up, convincing us that the application would be fine. There was no reason to delay their decision until client's closing day. Asking for another 15-20% downpayment on the closing day after two months is not acceptable, not professional; because we would not only lose the whole deal but also the deposit paid.
