To best review this company, I’m going to try and simply state the facts and leave as much opinion out of it. I believe the facts speak for themselves.
· We are a 300 unit condo complex near Disney that was about 13 years old at the time of the project.
· We were in need of resurfacing of our parking lot due to a relatively poor condition of our asphalt and as per recommendation from our reserve study.
· Of the companies who bid on the project, Asphalt 365 made a good impression. George was on hand to listen to all of our concerns and thoroughly explain the project. Asphalt 365 was one of the only companies who actually got out of the truck and spent time evaluating the property.
· Based on good reviews, being affiliated with the Community Associations Institute, and a detailed bid, we decided to go with Asphalt 365. They were neither the highest nor the lowest bid.
· Work began on September 12, 2016 and was supposed to last 5 days. It ended on October 3rd and still had an extensive punch list of items to be completed.
· On September 29th, building 1 caught on fire. Asphalt 365 claimed they were not working on that building. Security camera footage, in fact showed them in the area. Due to the footage, the state fire marshall determined them to be at fault.
· At the beginning of the project, we provided a map and count of our parking spaces. We ended with about 15 spots less due to their re-striping.
· We started the project with 3 garages that had water pooling problems in front of them. By the end of the project, we had 26. Asphalt 365 claimed they were not responsible and it was due to poor grading.
· The first attempt to solve the problem was to make channels in the roads. We called them off the job because we could not allow for such trip hazards and eye sores.
· To fix the garages, Asphalt 365 wanted more money.
· To fix the striping problems, Asphalt 365 wanted to paint over the areas with a re-sealer and re-paint the stripes. This would have left the parking lot full of black and white stripes.
· Asphalt 365 returned to finish the punch list items in 1/29/17 and it was supposed to take 5 days. It actually took 22 days.
· During the second phase, a similar fire broke out in building 5 when they were working in the area.
· Over the course of the project, Asphalt 365 paved over utility covers, put holes in the buildings, left scorch marks on garages, and even paved over the exit gate spikes.
Now to add in a little opinion:
Overall, we feel deceived by Ashpalt 365. George was an excellent salesman, but was not seen after the first day. While the foreman, Jose, was a very nice gentleman, his excuse was always “don’t worry, we’re professionals, you’ll be satisfied in the end”. Our residents were frustrated. We feel like we were duped. Now we are going to end up paying double to fix everything that should have been done in the beginning. The entire time, we felt like we were being held ransom with the 2 liens on the property. To this day, we still have quality issues with loose asphalt that is easy to mold with your foot and cracks throughout. We are hiring a second company to come out and fix the water pooling problems. Their website promises 100% satisfaction. Since we weren’t satisfied with their workmanship, we asked for a discount. The only thing they would provide was an extra year of warranty on the workmanship.
We have read positive reviews of this company, so certainly they are doing something right somewhere. Perhaps we just got a poor crew. In any case, please take caution when considering this company.
