Without getting any personal feelings involved in my review, the following is a series of events that resulted in my sub-par opinion of Dan's business and customer service. To provide a background, this is regarding securing financing for purchase of a single family home in Calgary, in Summer/Fall of 2017 1. His assessment for the amount financing and securing it was completely wrong, which had an impact on my search for the property type and purchase price. 2. Despite my numerous requests over a period of three months, he avoided providing a pre-approval with a locked-in rate from the lender and verbally promised me that the rate will be %2.59 (5yr/fixed) or close and got upset with me over my follow-ups for a pre-approval letter. This resulted in a rate hike from %2.59 to %3.19 (summer-fall 2017) 3. Having provided all offer documents and additional documents which his office requested, him and his staff did not provide an update for over 10 days in the two weeks of removing conditions, due to reasons that are not known to me and he refused to provide. 4. He got back to me, two days after the offer deadline. He informed me that I had to provide double the intended down payment and the rate would be %3.19 despite his promise of the locked rate of %2.59. Luckily when I noticed his poor flow of information, I secured financing through another lender (in less than 48 hours), %2.79 for 5yr/fixed mortgage with the original down payment amount! I have documented all my correspondence with him and his office. I strongly recommend taking your business elsewhere based on my recent personal experience with Dan Heon which caused me to get a higher interest rate, and could have possibly lost the house due to his inadequate service.
