When we started the search for our first home, we were put in touch with Josh by our realtor. We honestly would not have known where to start or what to do if it were not for him. We tend to take our time reading reviews and researching before contacting anyone for a service, but we are so thankful that our realtor recommended him. We learned so much from him, and truly felt like he took the time to get to know us and had our interests at heart throughout the entire experience. Josh kept in close communication with us at all times, and listened to what we needed from him, even when we felt like we needed time to process all of the information. He did a video call with us, which was great to talk in real time with him and go over many different aspects of what we were looking for/needed in a loan. Josh was knowledgeable and genuinely interested in helping us figure everything out. This was a big deal to us as first-time home buyers, and we are thankful to have had him on our side.

Donâ€™t waste your time with this self-proclaimed â€œmortgage mastermind.â€ If he spent half the time that he spends travelling around to his â€œmastermindâ€ seminars and telling everyone how wonderful he is on actually doing some work, maybe he would not have kept us waiting for TEN MONTHS with no results. We thought he would be a good broker based on his advertising in our local community and being a parent at our childrenâ€™s school, but we were dead wrong. We spent TEN MONTHS politely waiting and from time to time reaching out to remind him we existed. Each time, he apologized for the wait and promised results. He passed us off to two different employees at different points in the process, and they promptly forgot about us, as well. Ridiculously poor communication and follow-through. In fact, Josh Velazquez and his office dragged their feet so much that they actually let all of our information EXPIRE and had to ask for it all over again. Two hard hits to our credit from this joker, and we NEVER received a number from him. We did everything he asked of us every step of the way, and he did nothing. Once we decided to give up on Josh and find someone who actually knew what they were doing, everything happened faster than we could have ever imagined. Within ONE business day, we had an approval amount, and within 21 DAYS we closed on our house! Our situation had not changed in the slightest between these two brokers. The only difference here was that we switched to someone who actually knew what he was doing. We are grateful to have moved on and gotten the results we needed and hope to help others to not have their time wasted, as well.
