Third Federal has been great to work with. I financed my condo with them and it was a decent amount of paperwork, but pretty smooth and quick overall. When I refinanced it just took a couple days with minimal paperwork, and I got a great rate. We recently bought a home and this mortgage was very fast, I think we had the approval in one day, and the rate is even better than the last. They have been very responsive to any questions or changes in payment source, I love companies where I can email a person and get a quick response.

Third Federal Savings approved me for a loan in 2008, now I must be a bad risk cause property won't appraise at their 2008 appraisal amount. After appraisal they basically said "Sorry, can't help you," unless I payed down a bunch on the loan. Unable to refinance (loan amt. only) under new govt. plan. Fannie and Freddie doesn't own it, so I can't do HARP. Well, bad risk or not, they still have my never late loan at 5.875% and I can see why they might not want to refi at today's rates. Must be about the money! Or profit! And I thought lowering my monthly payment would make my loan safer. They told me they go by their strict company guidelines to ensure safe loans.
