I was recently in the market to refinance an investment property I own to take advantage of today's mortgage rates. A good friend referred me to Brad Dawson who is a Senior Mortgage Loan Officer with SWBC Mortgage. Brad answered my call on my first attempt and immediately provided assurance that I was talking to right person to assess and meet my needs. Mr. Dawson provided an idea of current rates and encouraged me to submit an application so he could provide a more accurate quote. He took my information over the phone and advised he would call me back soon. Within the hour he called me back and not only had a quote for me but also had a complete comparison of my current mortgage compared to the proposed options. With the reduction in interest it was definitely in my best interests to refinance so I scheduled an appointment to meet at Mr. Dawson's office. Brad provided a detailed list of what was needed to initiate the process to bring to the meeting. At the meeting, Brad reviewed the items I had brought in and again went over the terms of the proposed refinance. The terms had actually gotten better than when we spoke over the phone as Brad explained there had been an improvement in the mortgage market. We went over the initial disclosures 1 by 1 and Brad explained each form in detail. He was very knowledgable about each form and was able to answer any question I had. At Brad's advice we decided to lock the rate at that point. Brad explained the remainder of the process which the only item required of me was working with the appraiser once he called. The appraiser contacted me 2 days later and we scheduled the appraisal for the next day. 3 days after this(5 days in total from my meeting), Brad called and advised the appraisal had come in and the value was what we expected. Brad advised he would submit the deal to his underwriters for final approval and that I should hear from him again within 3-4 business days. 3 days later Brad called and advised he had received a final approval and he was ready to schedule the closing. We agreed on a closing date of the following Monday. The next day Brad provided a copy of the settlement statement so I could review well in advance of the closing. Every fee involved was either the exact same or less than what Brad had originally stated at our initial meeting. I showed at the title company as scheduled and was shocked to see Brad in the office. He advised he was there to sit in during the closing to insure that any questions or concerns that I had were addressed. The title company representative did an excellent job explaining all of the forms so I did not need anything from Brad at that time. But it was reassuring to have him there. The loan closed and funded exactly the way Brad had explained from the beginning. I have bought and sold many properties throughout the years and can honestly say this was the most pleasant experience I have ever received from any bank, credit union, or mortgage lender. I will continue to use Brad Dawson for my mortgage needs in the future and would encourage anyone else to do the same.
