We were fortunate to be able to rent our property since it did not sell as we had anticipated. Helen Painter was extremely professional.

AMAZING does not even begin to tell you how wonderful Mark Montroy was. We moved here from out of state and when we first asked if Mark could find us a rental in two days he filled our day with excellent potentials and we completed everything in one day. Then when the time came to purchase we knew who we could turn to. He has the patience of a saint and never let us give up hope we would find "The perfect one". I recommend him to everyone even if they are not currently looking!

I exceeded the character limit when trying to type out all of the issues, so I'll keep it short and sweet. I'd be happy to provide more details to anyone wondering. Similar to a previous review, our initial experience was WONDERFUL.. with Kate, who left as soon as our tenants moved in. We will definitely be switching to her the next time around. From the start, (not with Kate) we had issues. The people we dealt with at Helen Painter said things were in the contract that were not. They failed to use our home warranty company we had on file for the first 4 months. And after 4 months, I personally had to deal with the home warranty company and do their job for them since they always had an excuse as to why they couldn't get in touch with them. The did not address issues in a timely manner... we are talking multiple months!!! The communication was TERRIBLE. They blamed everyone under the sun except for themselves...previous employees, their vendors, the tenants... we finally got smart and got found the tenants contact information and HP's vendors contact information and got in contact with all of them. We compared stories and they were identical, however, they blamed us when speaking to the tenants and blamed the tenants when speaking to us. They also went as far as making up an ELABORATE, blatant lie as to why an issue didn't get fixed when it was first addressed. "The vendor came out but couldn't fix it bc his ladder was stolen. He came back out and fixed it but couldn't verify it worked bc it's a mercury light and it was day light. And the invoice shows a date 3 months later bc his printer was broken for 3 months, but he really came in January, not march." Hahahaha... I called this vendor and caught Helen Painter in this elaborate lie. He had been to my house in March only and there was no printer issue that caused his DIGITAL invoice to be 3 months late. This was just a way to try to blame someone for late for Helen Painters 3 month mistake. I could go on and on about the issues we had, but who has time to read all of that? Punchline is, I will never recommend this company to anyone after the experience we had. I understand things happen, but if you continue to "lose your notes," misquote so many things, never have time for your customers (I was continually told, "I have so many things going on right now, I'll have to get back to you later.") and then top it off with poor communication and blatant lies, you should not be in this business. Terrible experience!

A few things need to be addressed before I can fully get into this review. First, google requires me to give at least one star to post this review. Second, if you do a little research you will find that they actually have some positive reviews online that are from employees or benefactors of Helen Painter. That should paint an accurate picture of HP's integrity. Google Helen Painter Property Management for more accurate reviews if you're considering using them to manage you're property. I wish we had the pleasure of dealing with the agents mentioned in the reviews below, but that's not the case therefore I cannot comment on their performance or how they treat their customers. Moving on, when we first began renting with HP, our experience was great. They were friendly and accommodating. Transactions were pleasant. Unfortunately, the agent we dealt with, Kate(not kaitlyn), moved on to start her own property management group. When it comes to getting things fixed, they did send workers to the house in a timely manner but this when the "blame game" begins and we started to notice how HP really values it's customers. One day, i flush the toilet and water starts flowing heavily from underneath the toilet. We were worried about the damage that could be caused to the floor and foundation so we immediately contact HP and they send plumbers out to fix the problem. The plumber finds all kind of junk that was trapped down there and tells us to not flush baby wipes and tampons down the toilet. We do not have a baby or wipes of any kind but we take note of the expert's advice. A few months go by and it starts happening again so we let HP know and they send the plumbers out. The plumbers proceed to tell us the same thing about tampons etc and that next time it happens they will have to charge us $600 dollars. A couple of weeks go by and it happens again. We request that they send a different plumber. The same plumber comes to the house does the job and tells me the same thing and that they are going to charge us, this all with no proof of what he actually found or removed. I complain for two big reasons...First, it was less than 30 days and he was talking about feminine hygiene products... Second, why is the length of time getting shorter and shorter between each leak when the toilet worked fine for years before this plumber put his hands on it. **This very important and I bring all this up bc HP should have questioned the plumber's quality of work, instead they targeted us and tried to place the blame on us.** We narrowly escape that fee. A little time goes by and I'm sure you can guess what happens. This time I take it upon myself to rent the equipment and try and fix it with nothing but youtube guiding me. To this day, there has not been one single issue with toilet. Soley thanks to my wife and I, they now have working equipment in their rental properly but they still try to point the finger of blame every chance they get. As for the review of them on yelp, it may be from a bitter person but they are correct in pointing out the lack of professionalism and especially lack of expertise. We are regularly told that this or that is the law but when we have a question that doesn't work in their favor its always some excuse like "I've been so busy this week, we'll have to get back to you, etc, etc" again with all blame being pointed at the customer. At one point they even told us that if we were to go our own way and sublease it out to someone else they approve of, that not only would they have to pay rent but we would have to continue to pay rent too. I don't even know if thats legal and I doubt HP would have clear answer either. We understand there are rules but we do not appreciate being treated like dirt. HP is not a bunch of horrible people, however as a current customer, I can't find anything positive to say. With there being so many great management companies to choose from, there is no reason to take a risk on Helen Painter.
