This complex is not ran properly. The managers do not do their job, and should be fired. Maintenance does not come they should get fired too. I will be going to their bosses over them . Even speaking with the law

Arbour Valley management in Birmingham, AL unfortunately manages this property now. I am in property management myself, and with the exception of the leasing consultant, truly believe that park place would benefit from management who actually care about the level of service they provide and take pride in their work. It truly is a free for all here. There is a large " unsavory" character element here that trashes the parking lot with soiled diapers and used feminine hygiene products that management takes forever to clean up. I've witnessed sexual harassment between coworkers in the office while trying to pay rent. It has really turned into a disgusting situation. Calling the regional manager, Brian tucker, doesn't help. I wouldn't even waste the time because Arbour Valley isn't interested in maintaining a professional image apparently. To all residents with maintenance issues. Please read your lease under the " owner responsibilities" section. You have recourse if they don't fix your issues in a timely manner.

I hate to be this person....but Jesus, I don't know what else to do... There are mice... I am so paranoid and uncomfortable and petrified that I don't even go home... and I went to the office and it became a lackadaisical conversation when another tenant said "I've been catching them since I moved in. I don't know why you came down here, they're not going to do anything. You'd be better off taking care of them yourself." I had a leak. It took them a week to fix it. My nerves are definitely bad. Please, do not move here. Please.

Terrible. Its an unsafe area. There are all types of roaches of all sizes everywhere and in every crack and crevice including the outlets. No matter how clean you are, no matter how well you seal off food, no matter how much you come out of pocket for top of the line roach foggers, spray, bait, poison you will still have roaches. It is so loud, neighbors fight, trash everywhere, license plates stolen, constant harassment if you are a woman and you go outside alone after certain times. When things break you have to hound them about fixing it and that doesn't even work. It's the end of February and our heating/air has been broken since December but the only priority here seems to be fixing up other units so more poor souls to move into. There are also mice that tear into packages that you have food sealed into. Dogs go to the bathroom just anywhere, loud children, thin walls. If your neighbor coughs it will sound like they are in your apartment. This is a terrible choice unless u love massive infestation, broken everything and an unsafe living environment. I honestly do not see how they are still able to do business like this and get away with it.

Rats and Roaches since the first day. Oven hasnt work. Lie and won't fix anything. No pest control. Would have to be a fool to move in. Caught 5 rats and they are still invading. The Rats eat all my food. I had to throw away a lot of food. About every three weeks, i have to clean my cabinet from roach and Rat pup. I wish someone would have told me before signing the least. I should have read the review
