Beware of dealing with this office and specially the realtor called Eddie Castillo.
He listed a foreclosure on Saturday 22nd. I called to view it almost 5 hours after listing and when I did view it and was ready to write an offer he refused and insisted to wait till Sunday evening because there will be other viewings on Sunday, which is unethical and not professional at all.
He also insisted on representing me on the offer promising to help get the house by "disclosing" other offers to me to help me submit an offer with a better price and that's because "he will earn double the commission in my offer". When I told him that this looks illegal, he said this is " a grey area" that we can use for our benefit.
When I went to his office on Sunday to write the offer, he tried to convince me to pay more than the price I have in mind claiming that he is trying to help me win the other offers and when I asked him if there are other offers on the house he said not yet, but there will be on Monday morning BUT he will call to give me a hint on how much we should do our offer, and that's of course because he wants me to win the house because he will earn double commission in my case. So I wrote my offer for $550K with no conditions (AS PER HIS ADVICE to make the offer unconditional because this will sweeten my deal even with if the bank received a higher offer) and waited for his direction on Monday morning. I called at 7:50 am as he said he is expecting to receive the offers by 7:30 am. He did not answer. Then he called me by 1 pm saying that another buyer has fired their realtor and hired him as their representative and they offered $650K WITH NO CONDITIONS AS WELL for the house (which actually was listed for $610), all of this happened on Monday morning????? So why did not you call me and see if I would be interested to offer more than him? he said I doubted that you would pay more for the house so I submitted the offers as is. And when I asked him how could you represent more than one on the same offer and disclose the information to all of them, he said "Oh, I can represent more than 10 buyers on one sale if I want". Of course he used "the gray area" for his benefit and disclosed my offer to the other buyer that he represented, but this time he succeeded to convince that poor guy that he has to pay more WITH NO CONDITIONS for the house to win the competition. Today, he called and said that the house is sold $635 (not $650) and when I asked him
I should have trusted my guts when I first saw him that he is so fishy and tricky and full of grey areas. I do not care about the house any more, I just want people to beware when they deal with him.
An official complain will be also submitted to RECA to investigate, and I will do my best that RBC know what kind of realtors represent them. I will also reach to the new buyer (from the title certificate) and let him/her know how they were fooled by being convinced to fire their realtor and hire Eddie to get them "the best price on the house".
