Before moving into our Avenue Living apartment here in Medicine Hat, I checked reviews and spoke to others living in the building, and despite significant negativity, still went ahead with an apartment rental. If I could give zero stars I would and I hope after reading this you will understand why and not make the same mistake! My comments are not in any way exaggerated, and are an accurate assessment of my apartment with Avenue Living. The property manager was very positive at the beginning, but shortly after signing on the dotted line, she was all but unreachable. On many occasions, I have telephoned only to get voicemail, which hardly ever gets returned. This shows a complete lack of communication, which you would think would be the MOST important skill a manager could have. Avenue Living is the very definition of SLUM LORD! Our property is poorly maintained and even after repeated calls to the property manager and head office (Calgary) call centre, repairs basically go unanswered. My apartment building has constantly had broken security lighting, doors that won't lock, mailbox tampering, frequent bed bug infestations, inadequate snow removal, daily smoking of marijuana inside the building (supposed to be a non-smoking building), drug dealing and the list goes on. There are clearly far too few workers on their repairs team! Avenue Living's response to the above is that they can't control the tenants, but the problems are not just related to the tenants. It is a general problem with the culture of the company and how it treats its employees. They are so poorly supported that they clearly have lost interest in doing a good job. Avenue Living boasts on their website that they have almost a $1 Billion in properties with 6400 rental units, across 3 provinces. They have clearly grown too big and too fast as they are obviously incapable of servicing the tenants they already have. Don't be fooled by the "rental deals" Avenue Living offers. On the surface it looks like good value, but in my opinion it's not worth it! These people are ALL about the money! You would be far better off paying a little bit more and getting a lot more for your money, than skimping with Avenue Living and getting a LOT less! Once you have accepted an Avenue Living apartment you are all but forgotten. They do not live up to their promises, which is obviously why there is a frequent tenant turnover and many vacant apartments. Good luck on your apartment search – It is my hope this has been helpful in your decision NOT to have to endure a rental with Avenue Living.

Definitely one of the worst landlords in medicine hat. Apartments are disgusting, the staff is not knowledgeable or helpful and they literally do nothing for the properties

Really terrible experience. I'd rather stay somewhere else, wherein they are much more realiable. They handle their potential clients and their tenants very rudely.

We lived in the Samuel Grove building for almost 2 years. When we renewed our first lease Angela screwed it up and we had several embarrassing and false late rent notices of over $1000, when they already direct debited what they needed every month. It was nothing more than a paperwork error to begin with. It took 5 phone calls to get that issue fixed, which was not our fault at all. I had to get through to the Southern Alberta Regional manager before it got fixed.They did absolutely nothing to help control other tenants' bad behaviors. There were families there who felt like the hallways were a private playground for their children to scream and play in at all hours of the day and night. When we moved out we spent a whole day making sure that every inch of that pIace sparkled. The walkthrough went perfectly. Then it took nearly 3 months to get the damage deposit back, due to paperwork, it was ridiculous. I raised my rating to 2 stars only because when we had a leak on the morning after boxing day the maintenance guys came right away at 6am. However they did leave the carpets soaked with dirty pipe water and we had to borrow a carpet shampooer to soak up at least 6 more litres of water from the carpet. Everyone says beware for a reason. I thought if we mins our own business and are good tenants we won't have any issues. False. Stay away for real.

Lived on the bottom floor. It flooded greyline sewage. The whole place was steamy including the windows. The current lady working there told me her ladies would clean the Apt. Instead when I asked to move out because of swollen floor boards filled with sewage water. She charged me for every single dirty window. It came to over $700 in things she had promised to deal with. I payed for all her sewage filth. She never gave back the damage deposit either. We were charged. The woman also told me her own basement flooding once, and it was fine for me to live in the discusting apartment still. It was a real struggle getting her to move us upstairs. Do not rent from them. The lady managing is a thief!!!
