Mahmoud Reza (Kevin) Kavakeb Landlord at 1477 West Pender Street, Vancouver BC

I rented an apartment from Kevin Kavakeb for 2 years and had a very similar experience as Joseph below with threats, invasion of privacy, bullying, demanding rent an entire year in advance while having the property for sale, and intimidation. I agree 100% with Joseph’s assessment and strongly believe Mahmoud is extremely dangerous. Kevin claims to be a licensed property manager which apparently he is not and a “professional” realtor but became a Landlord from Hell! My advice to Joseph is go to the police and file a report for uttering threats against you and get a peace bond against Mahmoud Reza Kavakeb immediately. 6 months after ending my lease I am still dealing a second RTB dispute resolution for false claims of damage double dipping while taking the first RTB dispute resolution hearing decision to a judicial review because Kevin withheld the majority of his evidence from me that he uploaded to the RTB website denying me the right to a fair and impartial hearing. STAY AWAY !

Bill Liu denying my buyer to view his clients home. Was extremely aggressive & rude. There's better options out there that don't treat you as horrible as this agent was. I truly feel bad for their client missing out on a buyer opportunity due to his horrible conduct.

Bafflingly unprofessional and everyone I spoke with sounded as though I'd called them at home during dinner to sell them insurance, when I was just trying to view their client's property for sale. Noticed an open house nearby online and thought I'd pop by--reception put me through to the wrong agent, who sounded angry at ME over it, and then when I finally got through to the correct agent he was like "oh, yeah, the open house was cancelled." You couldn't have updated your ads? I feel sorry for whoever chose these people to list their home.

Ann Zhang was a clown. Hosted an open house on a property at an artificially low price, only to take the listing off the market before offers could come in. Wasted lots of people's time coming to view a property that wasn't even seriously available. Poor quality, suggest looking elsewhere for an honest realtor with some morals.

I recently listed a property with Kevin Kavakeb of Royal Pacific Realty. I do not recommend him at all, as he proved ineffective, unprofessional, and with extremely poor English, which can negatively affect his performance. Kevin said in his listing that my property was 'tenanted', although my tenant had already left and I was losing $2K/month in rental income. Kevin's listing also said my strata had 'rental restrictions', although he should've known from the strata bylaws, which I had already provided to him, that there were zero rental restrictions. The listing had other errors too. Kevin was unable to generate much interest in my property, and, when he finally brought me an offer that was far below the market value, I felt the pressure from him to accept it. I found that very unprofessional. Thankfully, I did not accept the offer, fired Kevin, listed with another agent and sold my property for a significantly higher price.

We had a appointment with Yu-ko Shih for the viewing of an apartment. She didn't reply messages or phone calls and never came. Unprofessional company, I don't recommend to work with them. Don't loose your time.
