I have been renting from Onpoint Property for the past 11 months, and I am extremely disappointed with how a recurring maintenance issue has been handled. There’s is an ongoing problem where water enters my apartment through the wall into my bedroom. The carpet becomes completely soaked. This has now happened three times . I work from home, and all of my equipment is in that room. If I hadn’t noticed the water in time, my entire workspace could have been severely damaged this time The first two times this occurred, maintenance was sent out, and I was assured that the issue was fixed and would not happen again. Unfortunately, it has now happened for the third time, which clearly shows that the root cause has not been properly addressed. When I contacted the office again, I explained that this is a recurring issue and emphasized that I work from home. The receptionist acknowledged the problem but said they would need to check with maintenance because maintenance is responsible for fixing these kinds of issues — not property management. However, when I spoke directly with the maintenance staff, I was told the opposite. I was informed that they cannot resolve this permanently because the issue requires action and initiative from property management.Essentially, I am being told two different things by two different parties, with no one taking accountability for actually fixing the problem. I then went to the office in person hoping to escalate the matter to a manager. Initially, I was told there was no manager available and that managers do not come to the office. When I asked when a manager would be available or if there was an email address I could use to reach them, I was told, “I don’t know.” Shortly afterward, another lady from the back office stated that she was the office manager and commented that she did not like the way I was speaking to the receptionist. Instead of focusing on the serious and recurring water damage inside my apartment, the conversation shifted toward my tone. As a tenant dealing with repeated water intrusion into my living space — which puts my belongings and work equipment at risk — I expected urgency, professionalism, and a clear plan of action. Instead, I felt dismissed and met with defensiveness. It is extremely frustrating to be caught between maintenance and management, with each pointing to the other while the issue continues to damage my home. After three occurrences, this is no longer a minor inconvenience — it is a failure to properly address a persistent property issue.

Onpoint Property Management Ltd continues to be a business of outstanding integrity! They consistently have had my best interest in mind as they search for the BEST tenant suited to my rentals. Helen is not content to merely fill the unit but rather maintains a high standard as she does the background checks. Their admin staff too is amazing!! They keep me well informed of any changes, concerns, maintenance needs and are quick to follow up if I have any questions!! I would highly recommend Onpoint Property Management if you’re looking for a solid property manager!

I was a tenant for more than 3 years. Issues have been always resolved, repairs done. Couple times it took time for things to be done but over all I did need to look for new apartment until I needed to move to a different town. My damage deposit check was ready in 2 business days (I left the apartment really clean without any damages). So I think if you respect your contract you will not be respected. For me they deserve 5 stars.

I would recommend looking elsewhere to rent properties. They are very slow or simply never repair things that break and never mind the snow removal or yard care that is included, it’s hardly even worth saying that it is included

As long-term renters (6 years), we very rarely asked for things from OnPoint, fully knowing they will do the bare minimum. We had a light fixture we requested to switch to a fan, because the air conditioning provided does not reach further than the living room. Ignored. Flooring peeling, asked to be changed. Again, ignored. Renovated the outside of the building, and left the front entrance of my apartment, unfinished for 3 years. The company invades your privacy, every 6 months. They ask for feedback and then never acknowledge that feedback. The workers( with the exception of the 2 newest as of July 2025), are incredibly rude(even as they are speaking to you at your own house) in every single encounter. Without tenants they would have no way to feed their families, and yet they treat tenants like garbage.
