Buyer Beware! We came from the city so we chose a different Real Estate Agent than the one we had to sell our home, thinking it was smart to choose someone who may know country homes/properties better. Boy were we wrong. He knew that we were naive and buried the fact that we have a holding tank, not a septic system, by calling it a septic tank to us. All of our friends and family said they would have never known the difference and most people don't know all the "ins and outs" to these very intricate systems. We didn't ask the right questions and he didn't explain the house properly so, now we are looking at an almost $50,000 bill this fall to install not only an ACTUAL septic system but we need a new drilled well, to adhere to the proximity rules and also, to relieve the constant stress of having to watch our water consumption like we're at a cottage. Unbelievably saddening and disappointing. Forget the house inspection because that didn't help us either. If your home has a well, get it checked by a company who drills wells and if your home has a septic system, get it checked by a septic installer who will come out to your house for way cheaper than a home inspector. Also, READ your Realtor.ca listing in detail. I don't know why we even paid for this agent when everything has come back on us. Be careful and take your time deciding on your new home. I can only hope this review will save someone else the massive headache we have to deal with.
