The company did a reserve fund study on our building The Gainsborough for Oct ,2014. They are very incompetent, because they have never done a i Just recently RJC Did a Reserve fund study as of Oct 14, 2015. The RJC study reportedly said That on the south, east, or North walls, they would have to be removed and replaced. There are no leaking Windows or moisture on the outside EFIS walls. In the reserve fund study, they recommend taking down the outside walls and replace them, along with the windows. Again, they have never checked the walls. The replacements are for 2018,2019 and 2020 The result is the owners of the building cannot sell their units, because All potential buyers must read the Reserve fund study, well this report just scares them completely out of there minds thus our listing prices and dropping every day. This condo has become a fire sale.and the cost will be 9 million dollars plus. Regards a concern owner who does not have the money for a 10 million assessment. From a owner owner who has to come up with approx. $150.00 They had no right to put it in the reserve fund study, without a proper inspection. They have done many blunders to this building, and it appears the only way to remove them , is to remove the Board of Directors, the Management Company, and then RJC.
