The location and amenities here can't be beat if you want to be close to the city and have some nature around you (Capilano River & some greenery). It is very tight and if you're pulling a trailer, you will have a "switchback" turn pulling into/out of the drive on a fairly busy road, but the traffic was not too bad for us. The first spot we were given was too close for comfort and almost impossible to back into with the neighbors' awning out and picnic table on the other side, so we chose another spot (the manager had no problem with that). Getting back to that spot from the previous one was tricky though- almost jackknifed :/ (those spots were on a dead-end road facing the park fence & main road). But, we made it. A lot of the residents are residents! As in- they live there, so you may have potted plants and permanent fixtures to navigate between when backing in (all spaces are back-in), and they are narrow to begin with. If you're a novice RV owner/renter, you might need some ground-guiding to squeeze into your space. And your view is either highrises or trees- it is a border-of-downtown location, after all! But the people were friendly, place was very clean and well-maintained, pool & Jacuzzi were nice, and restroom/shower facilities are fairly close to all spots. There's even a small enclosed dog run with bags provided :) This is the fanciest office of an RV park I've ever seen! Not just a little shack or the owner's RV, but a permanent, well-designed building with office on one side, Jacuzzi/shower/pool area on the other. A AAA discount is offered, which will save you 10%, bringing the nightly rate to about $53 US for a 15amp full hookup spot. Not bad for the location, services & cleanliness of the park.

For a park in the city it’s pretty good. Staff was fantastic and friendly. Lounge, laundry, and Bathrooms/showers are super clean. Camping spots are tight but work well. Stayed here for a concert as it was 15-20 minutes from Rogers Arena. There is some traffic noise but hey, you’re in the city beside high-rises and Lions Gate, so it’s expected, but there is lovely little river behind my spot so it’s a nice sound balance. Overall a nice place to stay for a decent price with great amenities and staff. Would stay here again.

Maintenance guy is extremely rude. Evening Manager didn't even come out to talk to me. Clerks don't want to be there. Got kicked out in the rain over a payment issue easily solved in the morning after we already booked. Don't come here if you seek to be treated like a human.

We stayed one night at this campground with our RV on a no-service-site. Late arrival was not a problem for them, we called them first and they assigned us a site. The paperwork was done on the next day in the morning. The facilities were well-structured and clean. I appreciated that each shower cabin also had a small dressing section. But be aware that due to the high traffic even in the night at least some of the sites can be loud.

What do you expect? It’s an RV park in the middle of a city and there’s only one other park close to Vancouver. It’s loud, tightly packed, and expensive. They do a good job overall of at least keeping it clean but they could do a little more to give the sense of some value for your dollar. Constant wifi complaints and pop out campers intruding on other people’s lots are easy things to fix to make the experience better. If you need a place to park your camper while in Vancouver it’s good enough to have some amenities and feel relatively safe so you don’t need to shy away from this place.
