We really enjoyed our stay here. The room was spotless and quite nice for the price. The only down side is the extremely limited parking in the underground garage. The parking lot is tiny (maybe 16 spots for mid to small sized vehicles) and a pile of drywall stored in the garage further reduced this area. A small outdoor lot was also full. We eventually found free overnight parking after driving around for 25 minutes. I would recommend asking about parking options when checking in, especially if you plan to arrive in the evening.

The Royal Anne Hotel is part of History. Built during the beginnings of Kelowna. Burnt down and rebuilt and now updates have brought this iconic Boutique Hotel into this century. But no mistaking the charm is still there. The staff are wonderful and make sure you go outwith the Best Wine Tour company in town. Give great suggestions where to dine and explore. Cheers!

Very clean, friendly staff. Beds are comfortable and the location is excellent (5 minute walk to City Park and Lake Okanagan). Could use more soundproofing vs street noise. I stayed in a Thursday night on the second floor where there is a glass door leading to a shared patio facing Bernard Ave and the music and good times flowed right from the restaurants across the street to my bed until after midnight. Not wildly loud but enough to be noticeable for sure. I imagine in high season and on weekends it would be enough to keep someone awake. Regardless, I'd stay again.

Had a great time at the Royal Anne over 2 days on March 26 and 27. Came in to town for work meetings, and found the hotel was situated perfectly near pubs, restaurants, shopping stores, the casino, and the lake was a 3 minute walk away. The exterior of the hotel is dated, as expected, but the inside is completely renovated and very modern. The rooms were very clean, smelled nice, insulated so that outside noise could not be heard. Beds were clean and comfortable, and the TVs had a large amount of options to choose from. Again, can't comment enough on the location and the modernness of the interior. The breakfast was nothing to write about. The "hot" foods were some pastries you could heat up, some oatmeal you can make, or microwave 'fritatta cups'. I opted for just the black coffee and grabbed breakfast at the Starbucks literally across the street.

Great hotel with great service. I stayed in a room on the fifth floor that was in great shape and very clean. The decor is aging a little bit and it definitely lacks some of the charm of modern hotels, but the price I got was unbeatable. A last minute booking during a busy weekend was still the cheapest in town, and I was right downtown too! Staff were very friendly and helpful. The only downside is the underground parking. There’s only about 15 parking spots for 60-ish rooms. I had to squeeze my car between the far wall and some jerk who decided to take up two spots. Hence to say, they could not open their car door after I parked there!
