I really like staying at Kings Inn. It is relatively quiet there. Clean, quaint, and the owner is nice, kind and always willing to negotiate a cost under certain circumstances and the rooms are appropriately equipped in good running order. He regulates proper behaviour amongst people within his establishment, in otherwords no rowdies or bad behavioural people causing inappropriate disturbances to others or damaging his property. It is at a good location, very close to a restaurant, a grocery store, a variety store in a mini mall with other various stores and a spa, a bank+a pharmacy in the mini mall. Dwn twn Orillia is only a 10 min drive depending on traffic, access to Orillia's Park, beach and harbour is on the same route to dwn twn Orillia. Across the street behind a border of trees is part of the greens at one of Orillia's biggest golf courses. Behind the motel on his property is a pic nic and bbq area. I have stayed there a few times in past 2 months and never a problem and would rather stay there then in a big fancy hotel. :")

Animals running through the ceilings, woke me up durring the night.. Spend the extra 20 dollars dont stay here

It was good for the price. My mattress was really firm, and pillows were flat and lumpy.

Pretty good for the price. The room was clean and the mattress was comfortable. Had a bit of an odd smell in the room but I've definitely seen worse. Would recommend it if you need a place to stay in Orillia and don't plan to spend much time there. The front desk manager was very nice and helpful.

I have stayed at Kings Inn a few times and like most of the ads state, it is dated but you can't beat the price. I NEVER had a problem with either the owner or his wife. The rooms are clean, lots of parking and great for a nights sleep. This is one of the very very few places that will let you get a room early. I work nights and got a room as soon as they opened at 10am and had to leave by 9pm. Great location and price but do not expect all the frills of a big chain at more than double the price
