It's not a five star hotel. But its does get five stars for cleaning, hospitality and service. Excellent location. All amenities near by.

The good: For a budget hotel, it has most of what you need. There's no iron or ironing board in the room, but they do have an iron you can use at reception. I found it very clean and multiple people are seen cleaning every day. The main woman at reception was friendly enough and even waived the deposit seeing as I don't smoke or have guests. The other front desk girls weren't super friendly but they weren't cold either. Really good location for a place that's not downtown/Airport. Mattress was perfect. The bad: The heater/aircon is really old, is very loud, and I had no idea how to work it as the sticker that shows what each option is has completely worn off, making it impossible to use while you're in the room. The Internet was very choppy. When it was working the speed was OK, but it kept cutting out. Sometimes every 5 minutes, sometimes less often. It probably cut off at least once an hour. I complained several times to be told they would reset it but clearly its a bigger problem. There are no "do not disturb" signs so the cleaners bang on door every day (one day someone even walked right in). The covers are really old; they have cigarette burns and are extremely itchy. Very, very uncomfortable. Pillows need to be replaced as they're very cheap and lumpy. Theres no laundry area and the closest laundromat is nearly an hours walk away, so no good for longer term stays. Cable is awful quality, it looks about 20 years old. It's not the TV as I plugged my laptop into it and it was fine. Overall not a pleasant experience, but I loved the area and the price at the time was OK. Most of the problems could be fixed easily and without much expense so I don't get why they don't.

Actually quite decent rooms and clean. Even has a fridge in it. I was in a motel room with outdoor access however so I cant say much for the rest of the building.
