UPDATE: Received the deposit back 28 days after the lease ended. The deposit was $806 per person of which they returned $700 per person. This was for a two bedroom unit (they deducted ~$200 for cleaning and painting). I felt the deposit we received was VERY fair. They did not screw me like JSM did TWO YEARS in a row. Thank you MHM for a great year in an amazing apartment and for returning a fair and proper deposit. Leaving the review at 5 stars. Live in the new building on White and Fifth. So far it’s great and no problems whatsoever. Will update at end of lease about security deposit.

My roommates and I live at 606 E. White Street and we have been pleased living here. We keep our apartments clean, so we don't have any problems but sometimes, we're unsure some of the malfunctions in the appliances and we have recently wanted to install a new filter faucet in the kitchen. The maintenances were quick and prompt with our issues and they do their very best to resolve it. MHM Properties have one of the best maintenance services and they make sure the tenants are satisfied with the services and will follow up if necessary. We can't be any happier and we have renewed our lease for another year! We have recommended to our friends and highly recommend choosing MHM!

I honestly think that the 5 star reviews on here have been paid for, or the people that wrote them are only complementary because they don't know any better. Perhaps they lived in an active war zone immediately before MHM and it really was a step up? Only 2 options I can think of that would explain it. I graduated several years ago and meant to post something about how terrible this property manager is, but it got lost in the shuffle of graduation and moving to a new city. Fast forward 6 years - I am cleaning out old documents on my computer before I transfer to a new one and I came across my correspondence with MHM and it made me angry all over again, years after the fact. This property manager would comment on how clean and nice the apartment was during every single showing I was present for, then at the end of the year he tried to take over 95% of our security deposit away on trumped up fees and charges for cleaning and repairs. Many of them we didn't have enough pictures/documentation to prove him wrong, so that was on us and you should always be very thorough in your check in inspections to prepare against people like him. But he very obviously double-charged us for carpet cleaning, broken furniture, and about 10 other things that he made up and we could prove were not our fault. I wrote a letter contesting all the things that were obviously false and he basically told me to piss off. Really wish I had gone to the Tenant Union and gotten them involved but I'll settle for heaping my story/evidence onto the pile that you should never sign a lease with MHM. Last note: The place had terrible insulation. I know that's not an overstatement, because a bat was able to get into the place somehow on the first day after we moved in. FUN.

Terrible company, moved into an apartment last year and it had clearly not been cleaned. There was marker on the wall and the paint was chipping off. After personally cleaning the apartment and leaving it in better condition then when i got there, they only gave me back half my deposits to do a bunch of work they never said they were going to do. They are definitely just out to take as much money as possible from their tenants. Would never rent from them again.
