Great Service excellent turnaround time and fair pricing. I've been working with Tej at Simplex Home Design for a few years. Tej is a great Architect his knowledge base for city of Vancouver zoning, bylaws and lane way homes is incredible. Simplex Homes building plans range from stock to full custom and everything in between.

I had pleasure working with Tej. he gives a time and delivers on time. he was really responsive with his emails, phone calls and dealt with city for us on timely manner. I have few friends referred me to simplex and few of them that worked with surrey office . The staff was nice, but Vikram and Tej were more knowledgeable and helpful when we had issues.. the construction process was a bit challenging as it usually is apparently but i would do it again. simplex was not the cheapest option when we interviewed other architects, but that what we paid for, good service and really helped with city when we needed it. they seem to have a good network in the industry. good work.

Your home design is one of the most important steps of the building process, so don't cheap out on your architect or designer. Paying a premium price for an architect will save hours of grief. I would avoid Simplex after my experience. When you ask for design revisions, they simply cut/paste/rotate the parts around. They pay absolutely no attention as to whether there are any design conflicts or whether those changes are in accordance with city bylaws. I had to change the design 2 times because the city of Vancouver rejected their design for indicating improper/inferior materials in the frame. Their designed also does not make any recommendations from their experience. As an example, I bought a basic laneway template. But that template used standard sized (36") doors for the bedroom closets. Laneway bedrooms are small, and the swing of the closet door prevented any bed from fitting in the room. However, the design tricked us into thinking it would fit....because they took a bed icon and shrunk it until it appeared to fit in the space. If the bed was to scale, it would have shown that it would not fit. But the damage was done, because a 36" door cannot be converted to a double-door because it is against city bylaws (double doors require a 38" frame). This meant we could not make the door wider to fit double doors without cutting the supporting frame. Lots of other dumb issues like having walls too thin on the design specs. We had issues where standard sized pipes in the house (for drains...etc..) had a larger diameter than the wall could fit. How does the architect not figure out that an 8" pipe cannot fit in a wall that is 7" thick? Do they expect a client who is a layperson to catch these types of details? A friend also used them, and they had a whole range of other issues....all bad. I cannot emphasize the importance of hiring a good designer in the early stages permitting.

Do Not Use These Guys.... Our contractor took us to see Tej in Vancouver. The way our plan was designed nothing turned out that way. Tej put six skylights in our plan, because of the way he designed our roof we were only able to keep three and that maybe reduced to two. The size of our windows, Tej kept them small, but luckily our framer was smart and he was able to make them large. We told Tej multiple times that we want lots of windows. One of the rooms has a deck and the way Tej designed this room, there is a window right next to the deck. So if someone looks through the window they will see the deck. If we decide to do a solid deck, you will see a wall through the window. The way he designed our basement suite, its super small. We can either go no closet and have a queen bed in them or have a closet and keep a twin bed. Who will rent that. There are lots of other things that Tej has ruined with our plan. If you can stay away from him and go to another home designer.
