Larry doesnâ€™t know how to use a level, everything was a rush and he seems like he forgot how to do anything efficiently, and he was drunk every morning when he showed up. On top of that he was rude to my wife and kid and I would not recommend this company to anyone.

Never use this contractor as he's a total fraud. He screwed me big time, hundreds of thousands over budget I have spoken to the media and we are just putting together a story in the mid of march to expose him with details. The story will be on facts, bills and actual records. Numbers don't lie !

We have used Larwyn Custom Homes on three occasions, first to build an addition and deck to our home, then renovate our kitchen, and finally to remodel our bathroom. We are delighted with the results. The level of workmanship in all projects was superb! Gerald, Jason and Curtis are indeed master craftsmen! The owner, Larry, provided us with many helpful suggestions as to not only design, but also the wide range of materials that might be used. For novices like us, this was extremely helpful. Larwyn Custom Homes built our 3000 sq ft bungalow and we are very happy with the end result. From initial design, to finished lower level, Larry's experience, quality trades, and extensive list of contacts, enabled us to work through all challenges that were encountered, and got the job done. Even though Larry allowed us to be very involved through the entire build process - we were only 13 months from first concrete pour, to move-in - an acceptable timeframe for a custom build with both levels finished. Good framing, concrete work, and roofing. We had issues with everything else, most which found some sort of solution because we were persistent with wanting things resolved and withholding pay. The final price was nowhere near the quote. Most importantly watch out each final bill as I had found several thousand dollars worth of mistakes which were numerous and quite subtle to find. Mistakes such as having the taxes accounted for twice in separate billings (and as such paid for twice), other people's receipts, and 'poor' math. Yes, the owner acknowledged these mistakes were not his fault and were due to his bookkeeper (his wife), however small adds up and it took time to find these numerous errors. When I was told to wait for the screw popping for a few years and now (still within the 5 years) am told that it is only within the first year that they will get fixed and that this is in the fine print of our contract (quite vague to begin with), in addition to being told that the paint and not the drywall is under 5 years as we had done our own painting. These factors in addition to more cause me to question the honesty of a company. I would not build with this individual again. Larry is a liar and a dishonest sales person. It is a challenge to find honesty in a company and it was definitely not found here.
