New home warranty is a joke. Barely anything is covered, you'd be better off having no warranty than going through the headaches Qualico will put you through. There is little to no love or effort put into the building of their homes, they just take the lowest bidder and don't care about the quality of the work. The person who inspects these homes must do it from home on Google Earth because if they actually checked the workmanship, they would see all sorts of mistakes. Very SLOPPY workmanship. Brutal painters, brutal attention detail and to safety standards. There is no effort to do something "good", just "good enough". Trying to get through to a person to get problems resolved is next to impossible. I would not recommend buying a home from Qualico. Learn from my expensive experience and if you choose not to, I truly wish you luck because it's likly that your new home will become a fixer-upper if you go through this outfit. Bad service and as a customer, it is clear that your time is worth nothing to them after they have your money.

It's been over a year that I've had possession on my home, and I'm still waiting on deficiencies to be fixed that were identified when I first moved in. Getting anything done to completion is like pulling teeth once they have your money. Whatever has been done has been done by contractors that are consistently overbooked, so they're hurrying to their next job before your job is even finished. I've had a couple decent contractors coming through, but as always, there's never any guarantee that the work will be completed to your satisfaction. Be careful on the year-end walkthrough - the documents are designed to essentially end the relationship between customer and builder, so good luck trying to find satisfactory resolution to issues once the year-end walkthrough is done. If I had to do it over again, I would instead wait for a home that's one or two years old and all these issues have been taken care of. It'd save some money and lots of headaches.
