I am giving Pratt one star because I have to give them something to write this review. We had an exceptionally horrendous experience with Pratt. We moved into our home on an early occupancy agreement. Pratt consistently pushed their lender on us who ultimately never closed the loan. Our mid home loan credit score was at 709 at one point and the lender was putting us in a subprime loan. There weren’t any negative marks keeping us from obtaining a normal loan. We were even approved through another lender, but Pratt refused to give us the time to close with them. We asked on seven occasions throughout a nine month period to use a different lender, but we were denied each time. Their lender missed the closing deadline 13 times(!!!) but was granted an extension each time. We have emails, texts and recorded conversations to substantiate this. At one time, we were threatened to sign an extension that penalized us further. We were given two hours to sign it and if we didn’t, the Vice President threatened to have the sheriff change the locks that night. We also have him admitting this on a recording. We lost our entire down payment to them PLUS nine months of rent at $2,500 each month. We were harassed constantly. When we tried to bring this to the attention of the owner, Win Pratt, he ignored us and had his VP respond instead with another threat. The lender finally came through with a closing, but it was $1,100 more per month than we were ever quoted and we had to bring tens of thousands more to closing than we were quoted. At the end of the day, we lost our down payment, rent, attorney fees, and even a car we sold to try to come up with the extra cash to close. It was humiliating and we feel violated. All told, they collected $67,500 from us and they sold the house for more than we were under contract for because of the fence we put in and the upgraded light fixtures we put in. We had a list of 67 punch list/warranty items ranging from minor to major that were never addressed. I wouldn’t recommend this builder to anyone. EVER.
Response to Pratt’s comments: The initial loan that fell through was with THEIR lender. Their sales rep gave us his own card and wrote the lender’s name and number on the back. We initially told him that we didn’t think we were ready to buy. He told us his guy was great and could get it done. It is obvious that they have forgotten that we did indeed secure alternative financing. Their lender missed the close date 13 times and each time, Pratt would only extend the time to close by whatever their lender requested. We needed 45 days for our lender who could not get the ball rolling without a purchase agreement that provided a close date within their close range. Despite their lenders track record, they continued to work with them. It is baffling and there are many conclusions that can be drawn by this. If they need documentation to remind them of their actions, we would be happy to forward it to them. Lastly, no we didn’t purchase another home to make memories in because they kept all of our down payment to penalize us. Now, we are renting and saving where we can to build again. If you choose to build with them, do so at your own peril. Our story is not unique. Talk to homeowners in their communities before you sign.
