These are some of the nicest people you'll ever meet when it comes to buying a home. It's the follow-up and service afterwards which makes it a nightmare. Tamarack-Findlay Creek, you get 1-star because you gave me a complimentary indoor swimming pool in my basement which I constantly maintain on a regular basis especially on days of heavy rain. My pre-delivery inspection was scheduled less than 24h away from the date of closing. During the pre-delivery inspection, a number of problems were mentioned, all of which apparently falls within Tarion standard. 1-Crooked window installation, 2-Gaps between carpet and walls, XX-Missing vent cover on back exterior wall (There's a reason why it's XX, read at bottom). XX-The PDI Inspector says that this will be fixed prior to my move in. (Lie. It was left alone all winter, causing heat to constantly escape from my house) After closing and moving in, new problems were identified (This is normal, usually). 3-Missing insulation in 3 corners of guest bedroom, 4-Cracked light fixtures(Main level), 5-Poor installation on just about every light switch around the house(Too much drywall sticking out/switches are bulging out from wall and not flush), 6-Nails poking out from carpet(Upper level). In the 3-month repairs, the report the inspector had on hand was vastly different from the one I submitted to Tarion, almost 2 pages were missing and they said "This is the only version they have..." They fixed all the tiny little problems, anything advanced. Pushed to year-end. XX-They saw the missing vent cover and said it'll be a next-day fix, it's an urgent matter. This didn't get fixed, no one showed up as promised. Follow-up e-mail was sent to the customer representative with evidence showing a cover was missing, she replies and says it's urgent / an emergency and will be fixed immediately. (It didn't get fixed, 4+ Months ongoing problem now) Jul27. I come home and go to the basement. I step on the carpet and it makes a *Squish* sound. I flick the light on and look around. Basically, 80% of my basement was flooded. I call Tamarack's emergency line and leave a voicemail that my basement has flooded-please help. I spend the entire evening/morning sucking buckets of water out with my steam vacuum. No response from Tamarack. Jul30. (48h+ later), customer rep e-mails to inform she received the message over the weekend and asked to schedule an appointment to "assess" the damage. Damage assessed, source of leak determined and what do you know? The 1-window was the source of the leak and XX-Missing vent cover was another source of the leak causing mold to appear on the walls. Aug23, a water test is conducted to determine the speed at which water drains from the pipe installed in front of the basement window. Test fails. Conclusion: Drain is clogged, causing buildup of water and leaks. I've asked for a formal report, the report is not available because Tamarack has to uphold its title as a reputable builder. Upon completion of the water test, the inspector has informed me to hear from Tamarack within 10 days. XX-My vent cover got fixed (9 Months after the issue has been raised MANY times and ONLY AFTER my basement flooded MANY times) Sep22. No follow-up from Tamarack, they only respond IF you ask them, "Hey, what's going on?" And just when I think I'm the only one, my neighbour 2 doors down shouts to me and asks "Hey! You have a leak in your basement?" --Yeah, you too? "Yeah, and did Tamarack fix anything yet? --No. So if you're thinking of paying $370,000 or more and want to live in mold and be plagued with problems with no support and followup, buy a Tamarack Home and Up(Down)grade Your Life. Update: Sep27. Another inspection takes place. After that I showed him the bigger leak (Basement), he promised to get the basement gutted the next day. At precisely 9:00 AM, 3 guys showed up to gut my basement and says "Sorry that you've had to live in these conditions, it's beyond reasonable."

Meh. It's in the boonies yet it needs more green space. Houses too close and no preexisting trees were kept or new ones incorporated into design of community. Boo.

They are one of the worst companies I have dealt with not only on a technical aspect but also on communications aspect. I do not recommend it at all. They ignore my emails for days, half ass things all the time. These are somethings I have suffered with: 1- Bought a new house and was fooled that they deliver premium product, only to be surprised that the house has a Foundation Crack and it leaks water to the basement. Waited for 2 weeks for them to bring a crew to come work on it. And they company they brought said that they DO NOT guarantee that it is fixed and if it leaks water again I have to fix it on my expense. How would you feel about buying a new car from the dealership and pay fully for it and they give it to you with a broken engine that they tell you that they will weld it for you. 2- Because they built a house next door they have wrecked our drive way and still did not fix it 3- The front cement patio is cracked and they said they will fix it in the summer and still have not done a thing about it 4- One of their crew members had a key to our house and went in while we were not home and took a tool that he forgot. ( After we were handed they ONLY KEYS to the property) Do not ask me how safe do I feel 5- Their finishing is nothing less that trash. If you are a customer be ready to be ignored, have false promises and lied to. I do not recommend it at all even to my worst enemy.
