Horrible. Wouldn't take ownership of a house from them if you gave it to me for free. Poor workmanship, no supervision, no quality control, nor do they take ownership of the mistakes or shortcomings.. They will only give you excuses and try to avoid fixing their mistakes or things they didn't even finish the first time. In my neighborhood alone almost all of the houses have changed hands at least once and now second owners are struggling to have things fixed YEARS later. Their "construction vice president" tries to short you every chance he gets to make up for no one wanting to buy their houses anymore and to make up for the high cost of repairs they have to do and still owe numerous customers. Poor business management, poor construction management, poor supervision of work being done throughout the time of construction. Their communications skills have improved slightly but they still try to take advantage of you any chance they get. My husband and I have already come to terms with the fact that we have to completely strip our whole house to the framework in ten years because the quality is so poor. Walls are bowed, walls aren't square or plum, the floors aren't level. They products used are cheap and the care taken is subpar. We have also seen that numerous trades are brought in due to lack of payment with Phelps trying to avoid conflict or the fact that they are in legal battles. So they hire "technicians" to complete trades work which only brings on further problems and those repairs have to be redone within months due to a poor job. Mostly due to the fact that they are told to cut corners and do it at the least financial impact. Do not buy... I strongly suggest speaking to ANYONE who has purchased a home from them within the past two to three years and you will be met with the same disappointment stated in these reviews.

Very disappointed existing owner of merritton Commons. The poor quality of workmanship and lack of communication is prominent from the quality of work delivered. I would never buy a home from them Every one mostly concerned and unhappy. Home will take 1 yr after delivery to be fixed abc one has to run after them to request to fix things not done properly in the first place and they would take their sweet time due to lack of trades. Small time shop. Walk into any home if existing owners and I’m sure they will let you peek into the home and you can judge for yourself after looking at the workmanship. I wouldn’t buy again.
