I will have to be honest, there was some issues along the way, but this is what is expected with a new build. There are a lot of great people at Phelps that will help you and get a solution to the problem you are having. Matt Texieria is great to work with. He would always go above and beyond to try and find a solution to the issue we were having. Thank you Matt for dealing with us. Overall- the result is amazing and we are so happy with the turn out of our new home.

Just don't bother. If I would be able to leave a zero I would. Whoever leaves anything more than one star LET ALONE 5 STARS has never bought a home from Phelps. Not only are they negligent to your home, leaving you with a home that is not complete and can never give you any answers on when you might be receiving the repairs/completed items, they are rude. Our home was delayed MONTHS, when it was suppose to be a "quick close". They took it upon themselves to take things out of the home that were suppose to be included in the finished home, without conversation and then wouldn't finish other items in the home unless we signed off on the items they decided we didn't need. They have left significant errors that directly affect our daily life, everyone in our neighbourhood says the same thing. It has been over a year for some of our neighbours. When you want to have a conversation to find out information on when things will be completed they are VERY RUDE, giving you short answers, blaming others, and then saying "they're trying". It is hard to believe they are really trying when they can't even acknowledge you when you have a question. On top of all that, every time you want to take to someone they have either left or have been let go for some reason. Their structure needs improvement, the finishing trades are awful, the houses aren't square. The only good thing about the experience was being able to actually move into our house. They delay and delay until you are fed up and don't care, or just do it yourselves. Saving them money in the end. They look out for number one, themselves, not the customer, not their contractors, just them. They have a few good people in the company but they just put their heads down and work. I would not recommend this company. If I was so fed up with moving in the first place and displacing my family for so long I would just sell the house and not bother with it. It is a battle just to get the simplest things, and in the end it is never what you wanted. DO NOT BUY FROM PHELPS. it will not be a good experience. ESPECIALLY after they get your non-refundable deposit.

Had a great experience all the way through. Although I did experience a delay in closing the staff were pleasant and let me know ahead of time to make alternate arrangements. Would recommend them to anyone looking to buy a new home.

As a Phelps homeowner, there is absolutely no way, I would give a five star rating! In fact, the recent five star ratings are by employees/relatives of the HVAC company that does the installs for Phelps!!! They are not Phelps home owners and have no clue what homeowners have gone through and continue to go through... Bottom line with this company is greed! Late closings with no apologies, unfinished home with no apologies (inside and out), sloppy workmanship, poor customer service, and continual lies to the customer! They have no problem collecting your certified funds upon closing, however! There's an old saying: " If one person says it, fifty other people are thinking the same thing!"

It's unfortunate that these builders can get away with the things they do. You would think that the Tarion Warranty would protect the homeowners, but it seems that it protects the builder more than the homeowner. Like many of the other reviewers and neighbors on my street, none are satisfied with their home care customer service. Once the builders has your money; good luck on getting the MANY unfinished items completed in your home. We are 5 months in our home, and we are still waiting on many items to be completed without an expected completion date. Their home care customer service team does not answer promptly, return phone calls, give dates of when to expect items to be finished or even started. Save yourself the headache and avoid buying from them. They are a disorganized company who's only interest is to take your money and leave you with partially built homes.
