Condo is barely 5-6 years old and the water heater is already failing, no warranty because the manufacture went out of business, Have had problems since day one and this unit is costing far more over a few short years then renting, something the company advertised that owning was cheaper. VERY VERY Dissapointed, no wonder everyone is trying to sell. we even had to repair issues with the toliet/plumbing system, Now this is lookin like a 4000$ repair we cannot afford.

The first day I moved into my condo I mentioned issues with the flooring and crown molding that needed to be fixed. It has now been 1.5 years since that day and my warranty is up but they haven't fixed the issues despite be bringing it up via email and phone multiple times. Do not buy or rent from this company they do not have quality customer service.

Would not recommend innovative residential to anyone. Thier management is great but I am not concerned with how helpful thier customer service is. They sell "affordable" homes and advertise to young and lower income families but do not mention the costs you will inevitably be paying to maintain your condo. Thier appliances are all refurbished I'm guessing and so terrible of quality I'm surprised they are able to sell them. I have owned my condo for 4 years and have had to replace the laundry center, high efficiency water boiler/ furnace, and replace parts on the microwave, oven and dishwasher all at my own expense for service visits and parts for over 10 k. All warranty on apppliances is over within a year or 2. Not to mention damages to the garage spaces due to poor workmanship. While innovative residential says they are not responsible or liable for the repairs this is an excuse to point blame elsewhere. They signed for the property and appliances saying it was done properly and was of good quality when the work was done. My first description of innovative residential would be criminal that they were able to sell me something of such poor quality and not take ownership. Do not buy from them and save yourself the stress and financial loss.

I've had nothing but good experiences with Innovative Residential. Purchasing one of their condos was a smooth and problem free process. The condos (and townhouses) themselves are beautiful! They are modern, brand new and energy efficient (they qualify for an energy efficient home rebate)! I have a condo under a townhouse and I can say that it's super quiet and feels like a home on it's own. I've been here for about 6 months now and the only time I ever hear my neighbours upstairs is when furniture is moved or the odd time they charge up / down their stairs. It's not a condominium which makes a world of difference. Mail, garbage and recycling is all at the back - easy to get to and secure. Your packing stall is powered as well. If you get a townhouse, they also come with a single garage. The warranty process that comes with it has been super awesome as well. They will fix pretty much anything that was missed during the finishing stage or just anything that wears downs or needs tweaks. Even their emergency line is efficient and the workers have all been super kind. If you are looking at investing in a home for yourself, I'd highly recommending checking out their available places!

Bought a condo and after 4 years the hot water / furnace combo unit stopped working. No warranty as they used a crappy vendor that is now bankrupt and there are no more parts for this system . Had to buy a whole new system costing 7k. Would not recommend unless you want your appliances not to last
