I purchased a townhome from Dawn Victoria Homes and could not be happier. The whole buying process was very easy from start to finish. The agents were very helpful and answered all my questions. I was really impressed with the selection at the Design Centre and was able to get what I wanted. The guys on site were great too and addressed any issue that I had. I would definitely purchase from this builder again.

We had been following Bice Builders web site for the last few years and knew this was the builder we wanted to build our bungalow when we retired. We picked the Mulberry as the bungalow for us. The layout was perfect for our needs. Any questions we had were always answered straight away using their Co-Construct app. We moved into our new home on time, on the given closing date. We would highly recommend Bice Builders for their integrity, quality and service.

Horrible. Wouldn't take ownership of a house from them if you gave it to me for free. Poor workmanship, no supervision, no quality control, nor do they take ownership of the mistakes or shortcomings.. They will only give you excuses and try to avoid fixing their mistakes or things they didn't even finish the first time. In my neighborhood alone almost all of the houses have changed hands at least once and now second owners are struggling to have things fixed YEARS later. Their "construction vice president" tries to short you every chance he gets to make up for no one wanting to buy their houses anymore and to make up for the high cost of repairs they have to do and still owe numerous customers. Poor business management, poor construction management, poor supervision of work being done throughout the time of construction. Their communications skills have improved slightly but they still try to take advantage of you any chance they get. My husband and I have already come to terms with the fact that we have to completely strip our whole house to the framework in ten years because the quality is so poor. Walls are bowed, walls aren't square or plum, the floors aren't level. They products used are cheap and the care taken is subpar. We have also seen that numerous trades are brought in due to lack of payment with Phelps trying to avoid conflict or the fact that they are in legal battles. So they hire "technicians" to complete trades work which only brings on further problems and those repairs have to be redone within months due to a poor job. Mostly due to the fact that they are told to cut corners and do it at the least financial impact. Do not buy... I strongly suggest speaking to ANYONE who has purchased a home from them within the past two to three years and you will be met with the same disappointment stated in these reviews.

Beautiful property

They changed the rules of the game after the game was started. You follow all the rules o puchase a new home only to show up at your puchase appointment to find out they sold the lot you wanted 3 days prior to the date anyone was allowed to write up a purchase contract. Why because they could and they don't care about ethics.
