I really like staying at Kings Inn. It is relatively quiet there. Clean, quaint, and the owner is nice, kind and always willing to negotiate a cost under certain circumstances and the rooms are appropriately equipped in good running order. He regulates proper behaviour amongst people within his establishment, in otherwords no rowdies or bad behavioural people causing inappropriate disturbances to others or damaging his property. It is at a good location, very close to a restaurant, a grocery store, a variety store in a mini mall with other various stores and a spa, a bank+a pharmacy in the mini mall. Dwn twn Orillia is only a 10 min drive depending on traffic, access to Orillia's Park, beach and harbour is on the same route to dwn twn Orillia. Across the street behind a border of trees is part of the greens at one of Orillia's biggest golf courses. Behind the motel on his property is a pic nic and bbq area. I have stayed there a few times in past 2 months and never a problem and would rather stay there then in a big fancy hotel. :")

Overall this was a pleasant experience, there was favourable weather during my stay and I was able to get some airtime with my drone. my booking was well maintained with fresh linens and kitchen/bath basics, and the staff was quick to provide their personal phone numbers for communication. I did find that there was a bit of sand on the property, however nothing that made my stay uncomfortable, only authentic. I suggest bringing extra bug spray, or perhaps some repellent incense to send the bugs to people at other sites.

My daughter, mother and stayed for two nights. The staff is great, the rooms are clean and the beds are comfortable. They have bbqs and provide plates, utensils are tongues to bbq with. It's only a 5 minute drive to beach 6 and 15 minutes to beach 1 and 20 minutes to blue mountain resort. I will plan to come back again!

Great place with firepit in evenings and 5 BBQs to cook own food. Inside the room is big fridge, microwave, kettle, dishes, etc

Simply amazing experience

Very nice small hotel to stay on your way and get some rest. Pet friendly - our dog loved the treats we received in the swag bag! The hotel is located right beside plazas with shops and restaurants, so everything is close by. Recommended!

I hosted a bridal shower here last year - the staff were very nice over the phone while making the reservation. When the day came, the staff were in and out to make sure we had everything we need but they were discreet as to not disturb anything going on. Great service! I would highly recommend their entertainment rooms for these types of events.

Very clean, close to downtown core. Love that there is a Kelsey's attached. Great continental breakfast, pool and gym.

Room was nice and clean. Sheets freshly laundered and soft. Mini fridge to keep things cold and a small TV with cable access. Free WiFi too. Only complaint really was the bath tub had a couple of rust spots showing through anf the bathroom walls could use a good scrub. But other wise we were very impressed with how clean everything was (even a complimentary bag of microwave popcorn in case you get the midnight munchies!)

Honestly I'm at ends with this... on the one hand, we checked in at like 4am and didn't need a credit card or a reservation. The guy was really nice, even at that late(or early) and it was nice that we didn't have to call beforehand because we had been driving for 3 hours and we were exhausted. However the room wasn't very clean. There was actually a sponge on the bed, the shower wasn't clean and there were clearly visible handprints on the headboard of the bed. We slept on top of the bed and brought in our own blankets. Other than that though, the service was great and wouldn't mind staying again if the room was cleaned properly
