Please have a look at the photos of the downed trees and standing water problems. My property backs on to the Trailwoods phase 3 development site. These properties are expensive properties yet the developer has literally destroyed hundreds of trees and left them to rot in people’s backyards. These trees were needed to soak up water. We now have a flooding problem. Dunncap Corporation responded to the problem by chipping up some of the fallen trees and has simply covered up the water so no one will see. But this will decompose leaving a problem for all homeowners. A swale has been built near the Peel Street entrance to deal with storm water management but this is simply a ditch. The bottom of the ditch is filled with clay and the grading is not correct. The water just simply sits there. As a result, we have had a mosquito problem all summer. Buyer beware on the purchase of these properties.

My wife and i used Alair Homes Grey Bruce to build our new home this past year. Their unique building process let us have input at every step of the build and everything was very transparent. Builder will not provide pricing on any extras until after you purchase your home. Extras could be double that of other builders and you are stuck. Thus you are forced to buy their cookie cutter home as is and afterwards pay someone else to rip out counters or trim for example to get what you want. What a cash grab.

Avoid to purchase any freehold dwelling from Georgian Sands by ELM Wasaga Beach (2016) inc. Avoid to visit Georgian Sands Model home on Wasaga Beach. My son and me have a very bad experience dealing with that company. Management and representatives use unfair scamming business practices. We are victims of false advertising, misrepresentation, fraud, frightening and professional negligence. Be aware: They sale houses which does not exist on moment of purchase. They Just sale the Agreement of Purchase and Sale and make an illusion that your Dream house model exist and will be built in the chosen by you model. Illusion: Do not believe them that it is your right to choose and purchase any your Dream house model what is advertised and illustrated in sales brochures and displayed in colorful pictures on the walls in the sales office in Model home. Reality : Sometime after you entered in agreement you will be informed by Vendor that they changed your Dream House model for Barn House model and will caution that any attempt to terminate the Purchase Agreement will be vigorously defended by Lawyers because Vendor is not prepared to release you from the transaction! Conclusion: Your Dream house turns into Nightmare House! 1 Vendor sale Dream House which does not available for sale on the moment of your purchase and Vendor will be replaced Dream House model for Barn House model which do exist but never been mentioned, advertised, illustrated or displayed in Sale office of Model Home on moment of your purchase. 2 Vendor sale Barn House which you did not ordered and you do not like and which is significantly different by design and significantly less valuable to compare your Dream House by using unfair scamming techniques and methods described above. Advice: Stay away from the project Georgian Sands on Wasaga Beach by ELM Wasaga beach (2016) Inc. and all the other projects by ELM Developments.

The entire QC team, from design to finish, were an absolute pleasure to work with. Their attention to detail and extremely high standards with regards to quality were much appreciated throughout the duration of our home build. On the occasion of my three year anniversary of receiving my keys, I wanted to thank Chris Weppler (Wingham) for the outstanding service and product. Three years later I am still amazed at no nail pops and the house is as solid as the day I moved in. My Royal Home was on time, right to the day of occupancy, the workmanship and fact it never saw a day of rain during the build made a huge difference in the end product not to mention not one price change! The workmanship was that of a high end custom build, the standard options to pick from were vast and the job carried out with precision right down to the finest details like adding in an extra deep window sill on the kitchen window. Royal Homes is not only a High End Custom product but the easiest build and most reliable and courteous group I have ever dealt with. ( I have built 6 other homes with other builders- I speak from years of experience) VALUE, WORKMANSHIP and ACCOUNTABILITY are the cornerstones of Royal Homes in my view.
